About
Low-slope roofing systems are being exposed to increasingly demanding weather conditions- from heavier rainfall and rapid freeze-thaw cycles to prolonged heat, high winds, hail, and increasingly unpredictable seasonal transitions. These events can accelerate membrane deterioration, overwhelm drainage systems, expose weaknesses at flashings and penetrations, and turn relatively minor deficiencies into costly leaks and premature roof failure.
This presentation examines how changing weather patterns are affecting the performance of commercial low-slope roofing systems and, more importantly, what facility managers can do about it. Using real-world roofing examples, we’ll explore common failure mechanisms, the role of drainage and preventive maintenance, and why routine inspections are becoming increasingly important to roof resilience.
The session will demonstrate how a proactive roof-management program- built around regular inspections, documented condition assessments, timely repairs, and planned capital renewal- can reduce emergency spending, extend service life, and help facilities better withstand the next extreme weather event.
